Enterprise Zone
The Enterprise Zone is a joint City and County program that has designated approximately 20 square miles of Leon County as part of state Enterprise Zone program. Businesses that locate or expand their operations in the Zone are eligible for various state tax credits. Potential benefits include a jobs tax credit for new employees who live within an Enterprise Zone boundary, rebates of state sales tax paid for equipment and construction materials, a state tax credit for increases in local property taxes due to property improvements, and a state tax credit for donated materials. Tallahassee HUB Zone
The Tallahassee HUB Zone is part of a federal program designed to provide businesses located within qualified areas the opportunity to apply for federal contract set-asides. The federal government mandates that each federal agency set aside up to 3 percent of all contracts for businesses located within HUB Zone areas. The boundaries of the Tallahassee HUB Zone were determined by federal guidelines from the year 2000 Census. READ MORE
Downtown District Community Redevelopment Agency
Community Redevelopment Agency (CRA) projects must serve a public purpose and address concerns raised in the adopted redevelopment plans for each area. Typical CRA projects include parking lots and garages, new buildings, new parks or parks improvements, streetscape improvements and sidewalks. CRA projects are funded by “tax increment financing” which works as follows: The value of real property in a redevelopment area is determined on a fixed date; as the value of the real property appreciates, the tax revenue on the appreciated portion of the value (the increment) is set aside for CRA projects; the City and County continue to collect the tax revenue on the original real property value. Frenchtown/Southside Community Redevelopment Agency
The Frenchtown / Southside Community Redevelopment Agency (CRA) consists of over 1,450 acres of residential, commercial and industrial land uses located near the heart of downtown Tallahassee. Included within the boundaries of the redevelopment area are 13 neighborhood communities, seven major commercial areas, and numerous mixed-use areas. In addition, the area borders parts of the Florida Agricultural and Mechanical University and the Florida State University. READ MORE
Tallahassee Urban Job Tax Credit Program
The Tallahassee Urban Job Tax Credit Program (UJTCP) Area was designated in September 1998 and consists of two non-contiguous areas in the Frenchtown and Southside communities, totaling approximately 5.6 square miles. The UJTCP provides state tax credits of between $1,000 and $1,500 per new employee for eligible businesses that locate or expand operations within the designated area. Tax credits can be taken against either the Florida Corporate Income Tax or the Florida Sales and Use Tax. READ MORE
